    When you are initially meeting with a potential seller, you can tell the seller you would like to introduce them to one of your team members.  “A critical part of my team is a Property Staging Consultant. She will help us market your home to appeal to the greatest range of buyers.  There will be a minimal fee for her to provide the final elements once we complete the recommendations laid out in a report.  Would that be fine?

   I would like to call her now to begin the process of getting your home ready to list.  You will escort her through your home.  She will make notes and comments as we move from

room to room.  She will sit down and visit with you and I during this visit and she will use her expertise to make recommendations.  She will also take pictures to help her fill out a Property Consultation Report.  Together we will put your home above the competition in the immediate area.  She will then provide us both with a thorough report.

She will get it back to us the next day.”

               You may want to offer your client my service as part of your service.
